Maintenance Request Form

Please note the following are classified as urgent repairs.

 - a burst water service
- a blocked or broken lavatory system
- serious roof leaks
- gas leaks
- dangerous electrical faults
- serious storm, fire or flood damage
- a serious fault in a lift or staircase in the rented premises

All other repairs are classified as non urgent



Check meter, has it been turned off?

Check with your neighbours/other residents. Perhaps there are temporary works within the complex or street. Call your SEW or check online to ensure it hasn’t been turned off in the street.

Is the unit gas? If so, has the pilot light gone out that you are able to relight? Check with SEW that water hasn’t been switched off in the street or your gas company re the gas being turned off in street if the unit is gas.

Check the unit itself, if it’s an electric instantaneous and showing an error code, trouble shoot with an instruction manual also try switching the HWS mains switch off for a few minutes and back on again to see if this re sets.

If an outdoor unit, is water coming out of the unit? If yes a plumber is required, if it’s an electric system and no water is coming out of it then an electrician is most likely needed versus if gas then generally a plumber is required.

You will retain hot water in most units if you use sparingly and a plumber or electrician can be called on next business day if you have logged a tenant maintenance request.



Check your meter, has it been switched off? It has a lever that must run same way as pipe to allow gas thru

Contact your gas provider to ensure it hasn’t been switched off in the street If living in apartment buildings, check with the Owners Corporation that there are no faults or works  in the building



Has a fuse blown? Sometimes too many appliances used at the same time or a faulty appliance can cause a fuse to blow or an overload.

Contact your electricity distributor (via phone or online) to see if there are any faults. Contact your retailer to ensure there are no issues with bill payments. Check the mains switches to see if the safety switch has tripped. If you turn all switches off and reset safety switch you can test appliances , power points, lights all  one at a time, if it goes off again, you should be able to determine the appliance or area that is the issue and isolate the mains switch to that particular area only on the mains switch board so you still have power to other areas. Then complete a maintenance request form online and we will have an electrician out to you next business day to resolve. If they attend and discover it is a renters appliance causing the issue the call out charge is paid by the renter and thus best to run all of the above checks before considering an electrician attend. Often fridges, toasters and hair dryers cause issues so don’t forget to unplug those when trying to reset.



Filters require cleaning/vacuuming on a regular basis, at least every 6 months. Batteries require changing in remotes and some wall controllers , this can be the cause of units not working eg turning on. Consult an instruction manual (available online), is the unit on the correct setting?

Your Aircon will not work efficiently when it’s over 35 degrees outside. You will not be able to get the unit to cool your property to 18 degrees so do not expect this to happen. Please set to around 24 degrees on these extreme hot days to avoid damaging the unit.

Cooling and Heating units – check fuse box that the a/c or heating fuses are on .

Log on maintenance log and a technician will attend as soon as is feasible. We can assist with space heaters to use when heaters are out if required .
